Project overview

Following several unsuccessful attempts by third parties in their attempts to gain a planning consent on this site, our clients approached us to enquire if we would be willing to work with them, as their advisors, to assist them in obtaining planning permission.

Immediately after being contacted by the land owners, we got straight to work and carrying out a detailed review of the site, its surroundings, and the sites planning history. We agreed a strategy and set to work on behalf of our clients in preparing a planning application on their behalf.

How we helped

Following completion of various technical documents in support of our proposals, we submitted an outline planning application for 2 large detached properties in this prime location within a countryside setting.

Following detailed negotiations with Officers from the Council, the application gained a large amount of local support including from the Parish Council and planning permission was granted under delegated powers for 2 large detached properties totalling a combined floor space of approximately 6,390 sq ft.

Our extensive knowledge and experience in this area ensured that all costs were minimised on behalf of our clients. After extensive negotiations with Officers and other stakeholders a number of obstacles were overcome and approval was granted 6 months later following submission of our application.

Following the formal issuing of planning approval on this site, a detailed sales and marketing strategy was put together on behalf of the land owners. This provided detailed market knowledge and a clear strategy was then employed to put the site up for sale on the open market. This process was conducted on behalf of the landowners, again providing complete transparency in the process whilst also enabling the land owner to retain full control of the process itself. Following a successful marketing campaign, the site was sold to a private developer who intends to build the 2 properties and put them for sale on the open market.
