LandQuest were approached by the agents who represented the land owners who were looking for a development partner to secure planning permission on their site which maximised the sites value in the shortest time frame possible.
After being successfully selected as their preferred development partner, the team at LandQuest immediately got straight to work compiling a comprehensive and detailed suite of supporting technical documents to support our submission of a planning application for residential development on this existing paddock.
How we helped
Following the completion of the legal contracts, we immediately got to work undertaking the various technical studies and reports required to support our submission of a detailed planning application for 10 private market residential dwellings. All costs associated with the compilation of and the submission of the detailed planning application on this site were borne by ourselves on behalf of the landowners.
Our extensive knowledge and experience in this area ensured that all costs were minimised, which in turn ensured that the sites intrinsic value was maximised on behalf of the land owners. A number of challenges needed to be resolved and overcome to ensure that we obtained both officer and member support for our application. Our strategy ensured that the landowners remained in control of the site throughout the contract period, and were regularly updated and informed throughout every stage of the process.
The site was originally allocated for development as part of a wider scheme for 38 dwellings under a Neighbourhood Plan Allocation and accessed from a different location. Our first hurdle was to overcome the access issue with the submission of a pre application inquiry to West Sussex County Highways. It was confirmed that our proposed alternative access was an acceptable solution and ensured that the land owner was not held to ransom for payment on behalf of any adjoining land owners. It was also agreed as part of our application that it was not viable to provide any affordable housing on this site. Both of these key issues ensured that additional value was added to the site which maximised its overall value on behalf of the land owners.
Once the various technical issues were all resolved, the application was presented to members of Arun District Council Planning Committee who resolved to approve the application for full planning permission for 10 residential dwellings. Final approval was granted 5 months following submission of the initial application.
