Project overview

The owners of this site approached Land Quest following a comprehensive search to find a suitable partner for their site. They had previously been approached by a number of developers, but the terms they proposed did not work for the land owners.

The team at LandQuest then got to work and carried out a detailed appraisal of the site, presenting a number of different scenarios to the land owners and agreed a suitable strategy that ensured the site area available for development was maximised, along with any returns on behalf of the land owner.


How we helped

Following the completion of the legal contracts, we then got to work undertaking the various technical studies and reports required to submit a detailed planning application. All costs associated with the compilation of and submission of the detailed planning application were borne by ourselves, further reducing the land owner’s risk.

Our extensive knowledge and experience in this area ensured that all costs were minimised and after overcoming a number of obstacles, and following detailed negotiations with Officers from the Council, a revised application for 7 residential dwellings was submitted to the council for determination.

As part of the planning application process on this site, a number of challenges needed to be resolved and overcome in order to gain officers support for our proposals to redevelop the site. The site was not located within the urban area and classed as being within the countryside.

Final approval was granted by Officers under delegated powers within 8 months from the submission of the initial application.
