Project overview

LandQuest were approached by an agent who represented the land owners and who were looking to secure a development partner in order to secure planning permission on their site.

Immediately after being selected as their preferred development partner on this site, we got straight to work compiling a detailed and comprehensive suite of supporting technical advice to support the submission of a planning application on this existing agricultural site for residential development.


How we helped

During the course of compiling our planning application on this site and as part of the planning application process, a number of challenges needed to be overcome in order to satisfactorily redevelop the site. These included a number of technical challenges associated with Ecology, Arboricultural, Drainage and Highways.

Additionally, and as part of our detailed consultation strategy for this site, we were approached by interested parties who were looking to re-locate their existing dental/doctors practice within the village. Our proposals were then amended to include the provision of a building that could accommodate such a use, if required. Pedestrian and cycle paths were also proposed as part of our application on this site to enable wider connectivity to the surrounding area, along with various upgrading works to a historic flint wall and a nearby permissive footpath link to the village centre.

Following detailed examination of our application, the council did not initially agree with our proposals for development on this site due to its location. However, following detailed advice from our professional team, we challenged the council’s decision and a public inquiry was held in order to determine our application. Approval was successfully granted for up to 48 residential dwellings, with 30% affordable homes and a dental/doctors’ surgery on a site located in an area with an acute need for additional housing.
